The Main House
The main house is 2 stories, with 2 bedrooms and 3 bathrooms. There is a kitchen, indoor and outdoor living areas, wrap around porches upstairs and downstairs, and an office which can be used as a 3rd bedroom. This main home features concrete columns, is in excellent condition and close to the entrance of the farm, which is controlled by an electric gate.

The Pastures and The Road
There are 10 pastures, some of them divided with chain link and some with barbwire. The beautiful, scenic, and never dry river runs behind the farm. All the pastures have water troughs. There are roofs in 6 of them so your horses can get out of the rain if needed. All pastures have good grass. There is a half hectare of teak trees as well on the property which is a very valuable tropical hardwood and can be harvested and sold starting at 15 years of age. The gravel road running through the farm runs down to the river.

There is public water and a full water system that we built to utilize the water from the river. There is an abundance of water, you’ll never run out!

The Cowboy House
This is a single story 2 bedroom home, with 1 small bathroom. There is a living area, a kitchen, tile floors, a wraparound porch, carport, fenced in yard, and several fruit trees in the yard. Please note that the furniture in the Cowboy’s house is not included in the sale, however the refrigerator and stove are included. This is a great little house for your cowboy(s) to live in on the farm. It is comfortable, neat and clean. There is an emergency water system (back up tank) if needed as well as public water. All contingency plans are in place.

The Stables and Wash stalls
There are 11 stalls in the main stables, all with concrete aisles. Every stall has drains, water hookup, lights, fans, dirt floors and top gates to close the horse in as needed. There is a grooming and shoeing area, and concrete storage bins. There is a tack room with 2 closets to store medicines and supplies, as well as a very nice seating area for you or your guests.
There is covered parking area for your truck. There is a newly finished stud barn on the lot next door that can house four studs at this time with plenty of room for up to 5 more stalls. All stalls in this barn are made out of metal so that the studs cannot destroy anything.
You can wash 4 horses at a time here and a system using the river water has been built so you can wash as many horses as you want all day long! There is never a shortage of water which is so essential to a working farm. There is also a 2 car parking area, under roof, adjacent to the wash stall.

The Corral and Riding Ring
The Corral is 12 meters x 18 meters with covered tin roof with plenty of height, lighting for riding at night, 220 electric hookup, sand footing, storage area, a pulley system for teaching young horses to rope, and a wonderful viewing area for guests 3 meters x 9 meters.
There are 4 stalls connected to the corral, they are under roof. There is a gravel aisle with cement columns and steel beams. There is 1 birthing stall 3 meters x 5.93 meters, there is 1 yearling stall 3 meters x 3 meters. There are two stalls each 3 meters x 4.40 meters.
Each stall has a hay rack, water hookups, fans drains and a dirt floor. Train your horse rain or sun, night or day! During rainy season in Costa Rica, it’s great to always have an area to work with your horse.
This is an excellent area to give lessons. The roof provides plenty of shade from the sun. You can hosts dinner shows for all your friends, as there is seating for 15 people; this is an especially popular feature for horse tourism.
The riding ring is 18 meters x 32 meters and has 2 gates; the base is fine gravel, allowing drainage for rain water. The post and rails are all galvanized metal set in concrete. A drag for dragging the ring is included in the sale. Drag hooks to quad.

The Bodega and Dog Kennels and Dog Pool
The Concrete bodega is 9 meters by 9.10 meters. There are plenty of shelves for your tools. You can also use the bodega to park vehicles. The washing machine and dryer are also located inside the bodega along with a refrigerator and these appliances are included in the sale. There is plenty of storage for hay and equipment, and there is an outside cowboy bathroom attached to the back of the bodega.

There are 5 kennels for your dogs if needed, as well as cage for parrots. The parrots can be included in the sale if wanted. The dogs get their own pool, and the upper part of the farm is all fenced in so your dogs can run loose without leaving the property.

There are 2 security cameras and a monitor. You can hookup 8 cameras total. The taxes on the farm are only $640.00 a year. The cowboys have agreed to stay on if the new owners are looking for excellent horsemen.
